What is vacation rental management software?
It's the system that runs the letting side of your holiday business - your rental listings pushed out to the channels, bookings and calendars in one place, nightly dynamic pricing, guest messages and the housekeeping schedule. Most operators rent third-party software and pay monthly per property. We develop the software as a platform you own, so the bill stops growing every time you take on another property.
We're on a third-party SaaS platform, and the per-property fees keep increasing. What are our options?
You can stay and keep paying, or move to another SaaS and have this same conversation again in two years. The third option is a platform you own outright. We'll cost that out for you at no charge, including what it takes to move your listings and booking history across. One of our operators runs 8,000 properties on a platform they own.
How many properties before owning a rental software beats renting?
There's no universal number. It depends on your monthly per-property bill and how fast you're adding units. Third party short-term rental management software billed per property is perfectly sensible at 20 properties, but very painful at 2,000, because that cost climbs with your portfolio while a custom software doesn't. We'll run your actual figures during the free assessment.
How long does it take to go live?
Four to six weeks for most operators. It may vary with your portfolio size and how many channels you're currently connected to. We handle the data migration and reconnect the channels, and we phase the switchover so you don't lose bookings at all.
Will it connect to the tools we already use?
Usually, yes. There's a full API, plus connectors already built for payments through Stripe, accounting, smart locks and the major OTAs. Airbnb, Vrbo, Booking.com, Expedia, HomeToGo and Rentals United are live today. If you depend on something different, tell us early and we'll check it before our final agreement.
Is the booking site branded to us?
Completely. Guests see your brand on the booking site and in every message that goes out to them. Silex doesn't appear anywhere on your vacation rental website.
How does pricing work?
You pay once for the development, then a retainer for support & ongoing development as per your business model. There's no per-property fee and no cut of your bookings, which is the whole point of owning the platform - your own vacation rental management website. We scope the build after we've assessed your portfolio and your channel setup.
Can AI actually handle guest messages?
Two of our clients have AI agents running in production right now. One is an Orlando operator with 8,000 properties, where the AI answers routine guest questions day and night. The other is a villa operator across Europe and Türkiye, whose concierge takes requests in several languages and follows up by email and WhatsApp. It doesn't replace your team.
